High-end edited HDR photography of the interior and exterior of the property. The number of photos depends on the square footage of the house. Includes a sky replacement when necessary.
Aerial Drone Photography
High-end edited aerial photos. We are FAA part 107 licensed and insured! Includes the address pin and up to 3 nearby location pins to mark the local points of interest upon request. We will draw the lot lines on up to 2 photos by request. (Note: 5 drone photos are included in packages.)
Twilight Exterior Photography
Your exterior money shot of the property at dusk with the house lit up and a gorgeous sky.
3D/360 Virtual Tour with iGuide. The interactive floorplan makes for easy navigation and understanding of the layout of the house. The link is live for a default of up to 1 year with option to extend.
2D Floorplan
Our schematic 2D floor plans include fixed furniture (i.e. cabinets, tub, appliances) and clearly show the layout of a property with approximate dimensions of each room.
3D Floorplan
3D floor plans let buyers easily understand how their furniture could fit into their new home. Great for vacation rentals! The 3D floorplan can only be added on to the basic 2D schematic floor plan with measurements.

Terms and Conditions: Image selection: Clear Story Visuals will deliver the best possible images based on the type of photo shoot that has been booked. Unless the real estate agent is present at the photography session, Clear Story Visuals will determine what images are taken. With our experience in photography and real estate marketing, we believe our shot selection will showcase the best possible features of this property.
However, we also recognize that everyone is different, and you may have other ideas about the images you would like us to deliver for you. So with that in mind, if you have any specific or unusual shots that you would like us to take then it would be great if you could be present on site for the shoot to do a pre-shoot walkthrough, or you are welcome to send an email through to Clear Story Visuals prior to the shoot with specific details. Although we will do what we can with our experience, to determine the best possible angles and shots for this particular property, we cannot be held responsible for not taking images that we didn't know you wanted.
Guarantee: Clear Story Visuals aims to deliver a high-end, luxury experience for all of our clients and we offer a 100% satisfaction guarantee for all of our work. If you are not satisfied with the media, we will either edit the images or shoot the property again, or you can hand the photos/media back and pay nothing.
Cancellation Fee: Clear Story Visuals must have 24 hours notice of a schedule change, or a $125 Cancellation Fee may be charged. Note that changes due to bad weather will not incur a Cancellation Fee. In the case of bad weather, we ask for communication prior to traveling to the job site.
Liability and Insurance: Clear Story Visuals, LLC is covered under a $2M general business liability policy that can be provided upon request or written for a specific job, client, or agency. Drone operators are licensed with the FAA. Clear Story Visuals, LLC employees may use their discretion if a job is deemed unsafe due to weather conditions, proximity to airports, or other circumstances. We reserve the right to refuse video/photo service for any reason.
Property Readiness & Time Taken: The time allotted for your photo shoot is the time allowed, so if a photo shoot takes longer than time set Clear Story Visuals LLC then reserves the right to add a surcharge to the fee of $100 per extra 30 minutes.
Please ensure the property is Ã??Ã?¢??shoot-readyÃ??Ã?¢?? upon the arrival of our Creative Specialists. You will have received a link to the Ã??Ã?¢??pre-shoot checklistÃ??Ã?¢?Ã??Ã? with a confirmation of your appointment. This means you communicate with your property owners and arrive 20-30 minutes before your scheduled appointment to turn on lights, declutter, remove cars from the driveway, etc. For a busy real estate production crew, there is nothing worse than trying to film/photograph a property that is not ready. Clear Story Visuals, LLC is not responsible for moving, changing, or altering objects. Our creative specialists will make minor adjustments based on their discretion however, we are not furniture movers, home stagers, house cleaners, and homes are expected to be shoot ready upon our arrival. Clear Story Visuals employees are not responsible for cleaning and the property will be shot Ã??Ã?¢??AS-ISÃ??Ã?¢?Ã??Ã?Â. Clear Story Visuals, LLC is not responsible for locking doors, windows, or other access points, turning off lights, or fireplaces prior to our departure and liability. Please communicate if you are not able to be present to open and close the home. Depending on the shoot, we are able to work without the agent present, but we cannot be held liable for the readiness and closure of the home.
Travel: Regions covered by Clear Story Visuals includes up to a 30 miles radius of Santa Cruz. An extra travel charge may be required for shoots outside of that area or for a return visit. For more information contact Clear Story Visuals.
Tenant Occupied Properties: For all photo shoots at tenant-occupied properties, whether or not the tenants are present, the representing agent must be on-site for the duration of the shoot. No exceptions. If the agent is not present, we will be unable to proceed and a $125 cancellation/rescheduling fee will apply.
Video Revisions: Videos sent are final versions meaning that the revisions are not accepted unless we have made a mistake of any type. Music choices are final. If you have written in the music selection spot that we pick the song, you agree that we will not be responsible if you do not like it. We encourage you to review the music selection with your client. Any changes made after the final video has been sent will be subject to charge at our rate of $60 per hour.
Floor Plans: Floor plans are approximated, and square footage is estimated. Clear Story Visuals does not guarantee exact measurements of square footage when producing floor plans and floor plans measurements. All measurements are approximated and should be used as an overview, not an exact measuring tool. Floor plans from Clear Story Visuals are purely for artistic sketches of the home's layout. Clear Story Visuals does not guarantee accuracy as the tools we use are third parties, and we can only guarantee quality and complete floor plans with our floor plan services.
iGuide 3D Tour & Property Website Hosting: iGuide 3D Tour spaces will be hosted for 1 year from the date of the appointment. An additional 1 year for Clear Story Visuals to host the space is $100.
Property Websites with a Custom Domain name are hosted for 1 year from date of media delivery. An additional 1 year for Clear Story Visuals to host the property website with custom domain is $95.
Copyright Information: The Copyright for all photographs taken during the above mentioned photographic shoot remain with Clear Story Visuals and are protected under local and international copyright laws. This is a one-time use license and does not grant or constitute a transfer of ownership for any intellectual property rights explicitly held by Clear Story Visuals.
Permission is granted to the real estate agent or property manager who made the booking with Clear Story Visuals to use the photographs from this shoot in the marketing of this property only for the duration of time they represent this property from the date of the shoot.
Use of any image for any additional marketing or promotion, such as for a 3rd party business or individual (including any use by architects, builders, painters, kitchen suppliers, stylists and any print or web publications), is a violation of copyright. These photos and videos are not to be given or sold to any 3rd party without consent from Clear Story Visuals LLC.
By using the services of Clear Story Visuals you are agreeing to be bound by the terms of this agreement.
